Poll Results In: Buyers Would Rather Purchase Short Sales WITH Short Sale Approval!
Hello all! I just wanted to say thank you so much for your support. I have been receiving countless emails/phone calls from agents & homeowners thanking me for the information provided in this blog. I began this blog to communicate to the distressed community and to help agents sell their listings. The purpose remains the same; I am here to serve you in your short sale needs. Anyway, our poll results are finally in and I am genuinely NOT suprised at the results:

Let me explain why I am not suprised.
When an agent lists a property on the MLS with no short sale approval, the price is nothing but a number. Nobody has any idea exactly what the bank is going to approve of. Sure, an agent could make an educated guess, but there are no gaurentees. As a buyer, how would it feel to send a full price offer and wait for 4 months (after showing the home to your entire family) just to find out that the bank is unwilling to move forward? As a seller, how would it feel to have to start the process all over again?
Now keep in mind that there are still GOOD DEALS out there that have not been approved by the bank. The best way to determine this is to consult the listing agent. If the listing agent is excellent and has a lot of experience in brokering short sales, you are probably in good hands. I personally endorse: Scott Friedman of Remax Connected and David Eastern of Eastside Windermere.
Anyways, this has been a very interesting poll to say the least. I intend on personally sitting down with the NWMLS to discuss these results. I also intend on listing our own short sale properties WITH approvals in the very near future.
